Section 8 Housing Choice Voucher
What is a Section 8 Voucher? It is a program that helps low-income individuals pay rent. It will pay part of the rent. A vouch can follow clients anywhere in the United States and can last their lifetime.
Applying:
*Opens one of last weeks of summer
*500 voucher for the year until they run out
*Call the Glens Falls Housing Authority to apply, or go online: www.http//glensfallshousingauthority.org
*Person applying needs 2 pieces of official mail
*All household members need to prove legal residency
*Person can apply for a Section 8 voucher outside of the county in which they live, but will have to mover to the county of the voucher they accept
Using a voucher:
*Once a voucher is given, the client must find an apartment with a landlord who accepts Section 8 within 60 days
*Must live at the chosen apartment for 1 year following voucher
*Landlord will be paid the 1st of the month
* Client pays 30% of the household’s adjusted monthly income toward rent, The Glens Falls Housing Authority pays the rest of the rent plus utilities
*An approved landlord will not charge more that 90-110% of the fair market value
* There is no time limit on receiving Section 8 housing assistance. If the tenant’s eligibility does not change in ways that would disqualify them from the Section 8 Housing Voucher Program.

Pays 12 months of back rent and utilities, but not utilities only. Contact HEAP for HUD. It is still open this year due to COVID.

Other housing includes:
Level 1: Group Homes Pearl St. and Genesis: these are for individuals with Severe and Persistent Mental Illnesses. Individuals will live in a bedroom with a roommate and will share all the common areas (bathrooms, kitchens, living room etc.). This is our most intensive level of housing.
Level 2: Community Living Apartments: Individuals live in an apartment with a roommate within a residential facility with 24-hour staffing.
Satellite: Individuals live in an apartment in the community with a roommate. They have access to residential specialists 24/7.
Level 3: Supported Housing: The most independent level of housing. Residential Specialists assist with finding and maintaining housing. The individual receiving services is required to have the lease in their name and live independently. The residential specialist meets at least once per month, face to face, to assist with housing needs. A stipend is provided (if they qualify for HUD) so the individual pays 30% of income toward housing, until they can get on HUD or some other kind of subsidy.
